Klimaschutzsiedlung Katharinen Höfe

Haltern am See will have its first urban quarter by 2024

Haltern am See, November 14, 2020. Due to its interesting geographical location at the interface of the northern Ruhr area and the southern Münsterland, the city of Haltern am See is currently gaining more and more importance in the region. In addition to its special brand as a leisure and tourism location, the medium-sized district town with a population of around 38,000 has a diverse, attractive residential environment, away from the crowded urban centers.

This is also the case in the central entrance area of Haltern's south. On the formerly commercially used site of the insolvent civil engineering company Dickerhoff in the Hamm-Bossendorf district, the first urban quarter for Haltern to date is now to be built on the 12,000m² site with the Katharinen Höfe on Flaesheimer- and Recklinghäuser Straße, with a total of around 10,000m² of leasable space.

The investors Johannes Stock, Lars Naumann and Michael Hiesgen of IPG 2, Immobilien GmbH & Co. KG, are planning the construction of the inner-city quarter with predominantly residential use. To meet the demand for day-care places, a 3-group day-care center for about 55 children aged zero to six years will also be built. In further sub-areas, medical practices, service facilities for social services, a pharmacy, a bakery-café as well as smaller commercial enterprises are planned in order to complete the consistently well thought-out infrastructure within the new settlement and to clearly emphasize the quality level of this location.

With this project, IPG has also found an open ear with the state of North Rhine-Westphalia thanks to its sophisticated energy concept and has already been awarded the title of "NRW Climate Protection Settlement" after just one presentation. Regarding the energy planning, Michael Hiesgen adds: "A special challenge is the efficient and sustainable energy supply for such a large project. We want to be prepared for the future. This starts with the massive construction of the houses; here we achieve the KfW-40-plus or 3-liter house standard. The installation of brine-to-water heat pumps, photovoltaic systems on the green roofs and 40 charging columns for electric vehicles in the underground garage, is a clear signal of what future-oriented living can look like today. Such a high energy standard then also results in minimal ancillary costs for the residents."

Architect Hans G. Schmidt-Domogalla (SCHMIDTplanung, Dorsten) and Martin Rogge as contributing urban planner and initiator (Stadtraum-Architektengruppe, Düsseldorf) see great potential in this overall concept and speak of a "residential quarter with high design, ecological quality."

Construction work on the first of three phases with a total of six buildings is scheduled to start as early as the first quarter of next year.

The residential offering comprises around 100 residential units in various sizes. The different apartment mix of modern living forms offers opportunities for all generations: The diverse offering includes the 30m² single apartment as well as the 150m² penthouse to the contemporary family apartment over two floors. The high-quality apartments along the Wesel-Datteln Canal promise to be a special highlight.

Another quality feature of this development, and a first for the city, are the planned 24 residential units as group homes for people suffering from dementia. Three residential communities with eight residents each, including appropriate care, represent on 1,800m² a long-awaited, progressive residential model for sufferers as well as for their relatives. "The demand for this new form of housing in Haltern is great, just like the daycare places that are so necessary," says Lars Naumann.

The required parking areas will be built exclusively on the private property areas of the Katharinen Höfe. Approximately 70 above-ground parking spaces for visitors will be created in the vicinity of Recklinghäuser Strasse. The parking spaces for the residents of the neighborhood are located under the buildings in partially open parking facilities.

In addition to the private, rear garden areas, high-quality recreational areas are to be created for the future residents as a meeting place for the general public. The focal point in the area is therefore an imposing neighborhood square with integrated play areas and barrier-free access. From here, a new path connection leads directly to the Wesel-Datteln Canal bike and hiking trail.

IPG is investing a total of around €25 million in the site. According to the investors, there is no question that the Katharinen Höfe are forward-looking. "In any case, there is no shortage of interested parties - even four years before the planned completion date," says Naumann.
